Property Management Cleaning Pricing - Northern Lights Cleaning Services

Property Manager Service Agreement

I confirm that I am authorized to approve cleaning services for this property and agree to the following:

1. Estimate Accuracy
This quote is based on the information provided before the appointment. Final pricing may increase if the property's actual condition differs from the information submitted or if additional services are requested.

2. Property Condition
Excessive dirt, grease, pet hair, trash, debris, odor, soap scum, hard water buildup, construction debris, or neglected conditions may require additional labor charges.

3. Utilities And Access
The client is responsible for providing access to the property and making sure electricity and running water are available. Lockouts, denied access, incorrect codes, missing keys, or utility shutoffs may result in additional fees.

4. Cleaning Results
Cleaning results may vary based on the age and condition of surfaces, flooring, grout, appliances, fixtures, cabinetry, windows, and previous maintenance. Permanent staining, discoloration, rust, hard water damage, paint damage, mold staining, or pre-existing buildup may not be fully removable.

5. Pre-Existing Damage
Northern Lights Cleaning is not responsible for pre-existing damage, loose fixtures, damaged blinds, defective appliances, deteriorated caulking, deteriorated grout, worn surfaces, or damage that becomes visible during cleaning.

6. Service Limitations
Property manager cleaning services help improve cleanliness and presentation, but do not guarantee tenant approval, owner approval, inspection approval, lease compliance, rental approval, or occupancy approval.

7. Payment Terms
A 50% deposit is required to reserve the appointment. The invoice will be billed with the total service price. The deposit will be applied as the first payment, and the remaining balance is due upon completion using the same invoice.

8. Cancellations
Cancellations made less than 24 hours before the appointment, same-day cancellations, denied access, lockouts, or failure to provide working utilities may result in fees or forfeiture of the deposit.

9. Service Concerns
Any concerns must be reported within 24 hours of service completion. Northern Lights Cleaning reserves the right to inspect and provide a reasonable touch-up before refunds or credits are considered.

10. Photography Authorization
Before and after photographs may be taken for documentation, quality control, insurance, service verification, or dispute resolution purposes.

11. Authorization
By checking this box, I acknowledge that I have read, understand, and agree to all terms above and authorize Northern Lights Cleaning to perform the requested services.
